<b>How to replace 1997 BMW 318is Cabin Air Filter?</b><br />

<p>I&#8217;ve had this car for about 5 years now and I was wondering if I need to change this filter. I see they are very cheap. I just don&#8217;t quite know where to put it. I did some work in a house without the knowledge required and long story short messed with 93% Vinyl/7% asbestos tile and I&#8217;m suddenly developing paranoia and anxiety about having possibly gotten a few stray fibers in the car (the tile was never in the car nor were materials from the house). I&#8217;ve vacuumed about 3 times now and am set to steam clean it. When I drive I have all the windows and roof wide open in the hopes of just blowing anything out into the world. It didn&#8217;t even occur to me until months after the fact that there could be a problem with the air quality in the car. So, anyway, how do I change the filter? Thanks!

<p>Replacing the microfilter in your particular car is not easy.<br />
Remove the glove box and the lower right dashboard cover (the trim cover immediately behind and below the glove box. Twist off the air duct. Remove the 2 upper screws holding the control module<br />
holder, then pull down/lower the holder.<br />
Some experienced technicians do not remove the glove box, only the lower dash cover.<br />
On the right side of the evaporator blower, at the far end, is a vertical semi trapezoidal/rectangular plastic cover which has a round lock/knob that has to be twisted 45 degrees to unlock the cover.<br />
After unlocking, remove the cover and pull out the soiled microfilter.<br />
Replace and re-install removed components.</p>

<p>Just the thought of mesothelioma is scary and I can&#8217;t fault you for feeling panicky.<br />
Chances are that you will be okay but you should mention your concern to your doctor and familiarize yourself with the symptoms.  There is a lot of information available online.  Nobody knows for sure how much exposure will cause the cancer, if you were in close contact with the asbestos, breathing the particles, you would be at risk.<br />

<p>If it is chipping and flaking get it real damp and use latex type gloves clean it up and put it in zip lock bags along with any thing  that you used to clean it up including the gloves. Wear a good respirator. When done wet the filters in the respirator and remove them and put then in the bags too, then us a damp rag and clean the respiratory..</p>
<p>If it is flat and and is just ugly. Buy a good sealer and seal the floor, then install a wall to wall rug or free floating floor over it.</p>

What you will have to check varies a lot with location.<br />
You&#8217;re spending a lot of $. Don&#8217;t skimp on a couple<br />
of hundred that can save your a$$.<br />
As to the alternate power systems you plan, be aware<br />
that they&#8217;ll cost as much as the average house if<br />
they&#8217;re to be expected to work.<br />

<b>What kind of breathing protection is needed for asbestos and mold?</b><br />

<p>To sum my situation up I need to go into a condemned building that has a high level of blue asbestos (over 10x the harmless daily level) and has a couple of rooms that are literally covered with mold (as in there are giant piles of mold covering the floor). Obviously a respirator of some kind is needed and I was wondering what type I would need for these sorts of conditions. For the record I (hopefully) won&#8217;t be stirring up anything, I&#8217;m just going in to get some pictures which should take a couple of hours and then I&#8217;m out.

<p>Either an N-90 breathing mask from 3-M or P-100 and half or full face respirator would do the trick.  Just make sure that it says rated for Volatile Organic Compounds (VOC&#8217;s).  If it can filter mold spores it can filter pretty much anything else as mold spores are typically 2-10 microns in size.  </p>
<p>Also a note, I am not familiar with the place but if there is a known mold issue I would recommend a tyvek suite which you can dispose of later, gloves and goggles if you don&#8217;t get the full face respirator.  The reason is that if you can see mold then it is in the air and can attach to you and spread.  It can also give you ear infections and eye problems.  Pretty much if you are dealing with a large problem even for just a short time better play it safe and cover everything.</p>

<p>According to info I&#8217;ve seen on the web, if the home was built after 1975 or so, there should not be asbestos.  We recently made an offer on a house and had some &#8220;popcorn&#8221; tested to see if it contained asbestos.  We looked in the yellow pages under Environmental&#8230;..and found an asbestos testing lab.  We sent about 1/2 cup of the &#8220;popcorn&#8221; to the lab, they tested it and called with the result.  Then they sent us a document for our records.  Was all done in 2 days.  Cost $30.00 (in Washington State)</p>

<p>Fiberglass can be an irritant but is not listed as a carcinogen.  You should read the MSDS for the product you are using.   Asbestos has a different length/thickness than fiberglass that causes the asbestos to lodge in the lungs.</p>

<p>I&#8217;ve read it contains &#8216;phenylalanine&#8217;, which I read is dangerous to unborn fetuses in large doses (it&#8217;s difficult for these unborn with tiny bodily systems to develop a proper way of breaking down the ingredient). </p>
<p>I&#8217;m 22 years old, male and have reasonable good health. I&#8217;m trying to cut down my sugar and calorie intake to feel healthier and lose some weight. Cordials and fruit drinks (including juices) have way too much sugar. Non-alcoholic cider has half the sugar of soft drinks but is still bad. </p>
<p>I just don&#8217;t want to drink a can then find out in fifteen years when I&#8217;m in my mid thirties that this ingredient is like the artificial additive &#8217;soft drink version&#8217; of tobacco, or asbestos, having a detrimental impact on critical levels in your blood (instead of your throat, lungs). I&#8217;m worried that long term drinking of this product daily over a few years will cause some damage that is yet to emerge.

<p>Soda is bad no matter what, but I suppose if you really want a drink then then &#8220;zero&#8221; is the best way to go. My Grandpa used to drink Coke Zero for years and now he has diabetes. So just lay off the soda.</p>

Then when he tried to remove the hard tiles he had to remove concrete like stuff and sand like stuff. It&#8217;s been one hell of a job just to remove everything. He went down to the foundation of the house! I just started worrying now about asbestos. I remember how old homes have them. Is it possible there is asbestos in these? There is a lot of dust in the house because of the removal process. Anyone know? I have two small kids and I&#8217;m petrified. I&#8217;ve heard of vinyl tiles having them, but what about the other stuff in our floors?

<p>Old tile can have asbestos.  The ONLY way to know is to take a piece of each with glue/mastic on the back to a local lab to have it tested.  You can not determine absolutely or not if asbestos is present by size, color, or texture.  If he has already thrown it away, all you can do is wet clean the entire area and move on.  If you can afford it, hiring an asbestos removal company to do it would be better or hire an asbestos consultant to checkk the area.</p>

<p>There is no last year.  That is because even after you could not sell it new, there was inventory in many warehouses.  Some linoleum was installed many years later.  It does not matter.  Under the laws of the USA, even if installed last week, the material must tested if any renovation/demolition is done.  The only exception is if the home owner does it themselves (no helpers).  Your ceiling is probably not asbestos, but it must be tested at a lab to make sure.  It will cost $15-$25.  Put some in a ziplock bag and find out for sure.</p>

<p>I have put a call into an Asbestos testing company, but in the meantime I thought I would see if anyone here could give me some input.</p>
<p>My neighbor has his own Asbestos Removal Company that he lists his home address as the business address. A few of my other neighbors who are home during the day had told me they have seen large hauling trucks back into his driveway and pick up &#8220;materials.&#8221; I am wondering if this Asbestos guy is storing the Asbestos he removes from other homes at his property.</p>
<p>Should I be concerned since my property is right next to his? Could the Asbestos travel to surrounding homes? This is a residential area with lots of small children. I know that this guy parks his work van that he uses during the day in his driveway. Any experts on Asbestos give me some input? Thanks!<br />

<p>Katie, what Larry E said was right on. These folks are supposed to be heavily state regulated, except in Wyoming which are locally regulated. Look here:http://www.asbestos-abatement.com/licenses-permits-needed-for-asbestos-removal.html. Just skim the article and you will find much of what you seek. I think your concern is right on. Asbestos is dangerous as it is totally airborne and just a bit of it sets off the immune response which can lead to asbestosis. Not a good thing at all. Especially if heavy equipment is hauling it around and spewing dust in the air. Major penalties even jail time if caught. One company in New Orleans decided to go into that business. Got a ton of work after the hurricane and just started to dump it out in a farmers field in another parish  you have ever seen an asbestos removal team they look like martians. There truck is very specially outfitted. Best of luck. Do not have your kids play over there until you know. They were caught and sent to prison but the farm is sol in that his land is considered a Superfund sight and he can not plant there. Good grief.</p>

<p>My husband and I bought a house built in 1908 and have been doing some minor work on it. The house had “popcorn” ceiling in one of the rooms, that we naively removed two weeks ago. Since finishing the project, we’ve been advised that most of that old popcorn ceiling contained asbestos. We did put up plastic,  wet the ceiling down to remove the popcorn texture and did a thorough clean-up with wet towels and a shop vac afterwards, but in no way did we take the proper precautions against asbestos. Now we’re worried we released the fibers all over the house. </p>
<p>What should we do next? How can we deal with the fibers that may still be in our home? What is the likelihood we will develop lung problems from this exposure?  </p>

<p>I spent 20 years in the construction industry, and now I am a Respiratory Therapist. Everyone is exposed to asbestos at some level. My guess is that the level of exposure that you had in renovating this house was relatively minor, so I doubt if you have to worry much, but research it more &#038; talk to your doctor if you are worried. Over the next few days I felt breathing was labored.<br />
     I put some of the wet clothes upstairs and eventually re-washed the whole thing. But the &#8220;stuff&#8221; from the clothes seemed to be in the house and when I opened the window for hours to clear the air &#8211; it spread it all over the house. Now my mother clears her throat often and I feel discomfort in my chest. What could be so persistent (over 6 weeks now) and is it dangerous? I just had an x-ray and breathing test-all was ok for now. Any ideas &#8211; would appreciate any useful insights or info. </p>

<p>It is most definitely an allergic reaction. An anti-allergy should do the trick. The onset period between inhalation of asbestos and appearance of symptoms is approximately between 10  and even up to 30 years; that is not to say you wait until then. You could have your ceiling material taken in for laboratory testing to remove your immediate fears. Log onto informational sites.</p>

<p>Chances are that the carpet was put down over the oak flooring during the 70s or 80s.  I doubt they would have used asbestos at that time.<br />
It is usually a black mastic glue that has the asbestos in it.</p>

Here in NY for $100,000 I could buy an amazing home, what I&#8217;ve seen so far in AZ is mobile homes for $50,000,000-$250,000. Or if you do find an actual house it&#8217;s $300,000+. Just about anything less is something that redefines a fixer upper. Is the job market good there? Can a person actually make enough money to be able to afford $300,000 mortgages? I know I can easily find a job with my work background, but my husband is an asbestos handler&#8230;is that a job that is available in AZ?

<p>AZ has gotten incredibly expensive in all the areas surrounding Phoenix such as Scottsdale, Peoria, Mesa and all those places.  The closer to a city, the more you&#8217;ll pay.  Unfortunately everone bailed the big cities and went there and Nevada and it drove the prices through the roof.  I&#8217;ve been looking there for years.  They claim that the median home price is much lower than what it actually is.  And most of the time, you are paying HOA&#8217;s because of all the golf courses so watch out for that.     With all the new homes and new construction, I wouldn&#8217;t think that there&#8217;s too many places left over from the 70s that haven&#8217;t had the asbestos taken up to current codes but I could be wrong.</p>

But it would be good to look in your phone book for asbestos abatement company just to talk about regulations.  You may ask them about how to remove it  safely.</p>

Construction on a new James Morton Middle School can begin after the city received state approval for the building plan Wednesday. The Massachusetts School Building Authority board of directors voted to approve a 130,600-square-foot school that will house up to 625 students. With that approval also comes a state pledge to cover 80 percent of the $53.2 million construction cost.<br />

<p>Asbestos is one of impurities you filter out from water. Using it as a filter is still a debatable option as water filters too slowly through asbestos.</p>
<p>Asbestos + charcoal can be used as an alternative to sand if it is coarsely ground and of the right grade.</p>
<p>The most effective water filter I know is the reverse osmosis one. Even a simple homemade filter can give you effective portability and safe drinking water.</p>

However this does not release the home owner from having to include asbestos on the &#8220;dangerous materials&#8221; disclosure list which makes it practicaly impossible to sell the property. Is there any way to overcome this problem?   Jackie

<p>The best way to deal with the problem would be to have them removed.  Asbestos floor tiles are the most stable form, but there is still a risk.  Breaking a tile can release fibers, and you will most likely break a few if you try to remove them yourself.  There are very specific regulations from the EPA concerning disposal of asbestos.  An abatement contractor can come in, remove the tile, encapsulate the adhesive, and the problem is gone.  It&#8217;s not terribly cheap, but it&#8217;s less costly than removing pipe insulation, etc.  Hope this helps.</p>

<p>You need to speak to the Citizens Advice Bureau for guidance &#8211; I think (am not 100% sure) that she should have made the claim herself &#8211; not sure if you can belatedly.</p>
<p>You will need proper advice if you want to pursue a claim &#8211; this disease is nasty and although compansation packages were announced &#8211; there may be a time limit on it also &#8211; that&#8217;s why I advise getting some advice.</p>
<p>AND &#8211; id you are successful &#8211; keep some of the money &#8211; having watched your mother die from this &#8211; it is just reward for you nd she would not mind.</p>
<p>I saw my grandfather die of this and my father in law has it as well from previous working in the late 60&#8217;s and early 70&#8217;s on building works.</p>
<p>It is not pleasant</p>

<p>We are in the process of purchasing our first home. After an inspection we found out that the heater which needs replacing has asbestos tape around it. The ceiling still has the popcorn on it. We have two small babies and are worried that even if we have a company come in and remove the ceilings and install a new heater after removing the asbestos how safe are we? The house was built in 1962 and of course could be other places right? The house was remodeled with new flooring and the rest of the house is hard wood.   Should we proceed with buying or get out now?

<b>Fix/Remove Popcorn ceiling?</b><br />

<p>We have ugly popcorn ceilings in our house and I was trying to think of alternatives.  I am unsure if they contain asbestos, but fairly certain they do so I don&#8217;t want to scrape them.  Putting up new drywall is a little more work than we can do on our own.  And the tin panels look nice but not practical for the whole house.  </p>
<p>1.  IF I DO scrape them, can we do it with minimal asbestos exposure, or just forget it?</p>
<p>2.  Is there some other texture product I can spray up and then smooth out over the surface with a flat mop or something so it isn&#8217;t so lumpy?  Will that expose us as well?</p>

EDIT:  I know all the procedures to remove the popcorn texture, don&#8217;t need that info.  I need to know if there is any way to do it safely if it has asbestos or another option to just coat over it and smooth it out.

<p>If you want a smooth ceiling you are going to have to lay new sheetrock over it because you can never get all of the popcorn off.  However, if you are going with another texture on the ceiling, it can be done.</p>
<p>While remodeling my house, I came across the same dilemna.  I was told to take a spray bottle and spray the ceiling, not soaking it but giving a good layer of moisture.  This softens the popcorn and helps settle some of the fibers from flying.  Let the ceiling soak for about 15 minutes or so, then with a mask on, scrape the popcorn. Some areas may need to be redone, depending on the thickness of the popcorn. Then paint it with a sealer, like kilz.</p>
<p>I ended up doing a more modern ceiling that is called &#8220;stomp&#8221; ceilings.  It is is done with a certain brush (which costs about $15.00) and covered the popcorn residual nicely.  You dont even know that popcorn was once there. </p>
<p>You can do a goodle search to see how stomp is done and what mixture of paint that you will need.  I used kilz as my paint additive.  Its soooo easy!</p>
<p>Nor did I feel any ill affects from the asbestos that was or wasnt there.</p>

<p>Asbestos is a naturally occurring mineral that has been continually used for centuries worldwide. It is best known for its fireproofing characteristics and can be found in over two thousand building products. Even though it was outlawed in 1974 in the USA, it is still produced and used in many countries, such as China and Russia, while other countries including Japan and South Korea have recently placed a full ban on the manufacture, import and use of asbestos.</p>

<p>Even though Japan has recently outlawed asbestos, they estimate that there are over five million existing roofs alone made up of ACM (Asbestos Containing Materials) that could potentially be released into the environment.</p>

<p>The question is not whether asbestos can cause serious medical concerns/problems. It&#8217;s proven that it can. The question is whether it can be used safely for its positive attributes without exposing anyone to its potential harm.</p>

<p>Asbestos can be safely managed just like other hazards in our life, such as gasoline or electricity. We don&#8217;t need to remove them, just safely manage them.</p>

<p>Removing all asbestos would be the same as removing all water in our lives because people can drown or removing any fire because people and buildings get burned. It would be like having no swimming pools or think about no barbeques, cookouts or fireplaces.</p>

<p>People have been torn between removing the asbestos that already exist in their structures or just simply letting it be. Both choices result to the same thing &#8211; unhealthy air for its inhabitants and those surrounding it. Unsafely removing asbestos would release the asbestos fiber into the air making it unhealthy for our lungs. On the other hand, not doing anything about it would still release asbestos fibers through breakdown and disintegration. So what is there left to do?</p>

<p>Much like everything else in life, it all boils down to how we handle and manage things. Asbestos can be managed in place through encasement with green coatings. Encasement refers to encasing building components, interior and exterior, including the hazardous materials; in this case, asbestos. And the most efficient way to do so is with green coatings. Roofing and spray on fireproofing made up of asbestos are some of the largest areas of concern that can benefit from being encased with green coatings.</p>

<p>LABOR FORCE: Trained, medically tested, hazardous material certified, respirator fit tested and licensed removal workers. Skilled laborers to replace the removed material.</p>

<p>STORAGE: Special hazardous materials storage location with lifetime ownership.</p>
<p>LOCATION DOWNTIME: Considerable downtime &ndash; depending upon project size and scope of work.</p>
<p>ENVIRONMENTAL FACTORS: The removal process increases the chance of exposure, loss of environmental area for storage and the removed materials do not easily break down, lasting for generations. Also, studies show that 42% of CO2 emissions causing greenhouse gases are coming from overflowing landfills.</p>
<p>RELOCATION FEES: The costs are considerably extensive. Studies show that for every dollar spent on a direct cost, there is another dollar spent on indirect cost such as with building downtime, people and office relocation.</p>

<p>As this is one of the most important  purchases you are likely to make for some time &#8211; I would say check it out again</p>
<p>A building inspector gives a good idea of the structure of the building and should aslo let you know if there are any structual problems &#8211; what must be done at once and what needs doing in the long term to make it safe etc.</p>
<p>If  your inspection report was made as  a  &#8220;visual inspection&#8221; only  then it was probably just a walk through and around to see if there were any visable signs of cracking in walls, water damage, erosion etc.</p>
<p>Who did the inspection &#8211; Did you choose the building inspector, or was it someone suggested by either the home owner or the estate agency?  </p>
<p>We usually get a couple of quotes for car repairs, so as this is a much more important purchase, I&#8217;d suggest the following.</p>
<p>1 &#8211; If you are content with the visual inspection by the building inspector, and really want this home &#8211; maybe put in your expression of interest,  subject to a satisfactory inspection in all areas.  </p>
<p>2 &#8211; Get another inspection done &#8211; mentioning the areas you are concerned about. The building inspector should know if your worries re lead and asbestos are valid, by the age of the home and the area. Ask him for details.</p>
<p>Make sure this building inspector is prepared to &#8220;get down and get dirty&#8221;   (When we bought our house, the building inspector walked around, and went through crawl spaces etc. He found some problems we were happy enough to &#8220;wear&#8221;   but missed out on water seepage under the house and mould  &#8211; because of a smashing paint job)</p>
<p>Signs of mould are a bit more difficult to discover as a spruce up paint job can cover a heap of problems so if rooms are freshly painted  definately ask for a mould test.  Remember mould can be found in any room &#8211; not just bathrooms, kitchens and laundry.</p>
<p>Also get a termite inspection done &#8211; white ant  or other nasties.</p>
<p>3 &#8211; if you do find any of the above faults  ask for a quote on getting it fixed.  </p>
<p>4 &#8211; This gives you a couple of choice &#8211;  negotiate a better price so you can get the repairs done -( show the quote as proof of what you are saying and try to get that deducted from the overall price.   Or sugest that you are happy to pay full price so long as they bring the home to an acceptable level before you buy it.</p>
<p>Or if the damage is within your own expertese and you are happy to do it yourself and the price is reasonable &#8211; you could choose to go ahead and buy  &#8211; wearing the cost of repair etc.</p>
<p>Or just say NO, sorry there is too much to be done  and look elsewhere.</p>
<p>One other thing &#8211; if you are still searching for a home &#8211; do some reseach on &#8220;How to spot potential problems&#8221;  Learn how to spot water damage, the almost invisible signs of mould,  the ages  and areas of homes that have or are likely to have asbestos included   the same for lead.</p>
<p>I would probably try to discover what is under the ground as well &#8211; ie was that area a tip or garbage dump before the house was built &#8211; that sort of thing.</p>
<p>Also check out via a solicitor or conveyancing office that the title is free and clear before you go ahead.</p>
<p>I&#8217;d say this is intended as a family home and you either have children now or intend to in the near future.</p>
<p>If you have doubts or fears regarding any property you intend to buy &#8211; get it checked out as fully as possible.</p>
<p>I am aware all this can cost a fair bit &#8211; so I would only do it on a house I REALLY want.</p>
<p>A few extra thousand dollars could save you from much more expense in the long run</p>

I forgot to mention that after wrapping, I am planning on putting up hardy plank.  Is this going to be energy efficient enough, or is insulation really necessary?

<h2>UN Opens Temporary Office During Asbestos Renovation</h2>
<p>A three-story, $140 million temporary office and conference building opened Monday, signifying the start of a major renovation of the United Nations headquarters in New York City.</p>
<p>The building is part of a larger renovation project estimated to be completed in 2013. The original 57-year-old building currently violates several New York City safety and fire codes, but more importantly, is filled with asbestos, a toxic fiber<br />once used in construction.</p>
<p>Asbestos exposure is linked to several serious and sometimes deadly medical conditions, including mesothelioma, a rare but deadly form of lung cancer that often manifests years after the initial exposure. Due the danger and time-consuming nature of asbestos removal, it should only be attempted by a licensed professional.</p>
<p>Around 1,300 U.N. staff are currently working in the 39-story Secretariat building, where more than 20 asbestos removal projects have already taken place. The U.N. Staff Union, an organization representing more than 5,000 staff at U.N. headquarters criticized the renovation efforts for starting on the asbestos removal before the building was emptied. Late March is listed as the anticipated date the remaining employees are slated to be out of the building, according to the L.A. Times.</p>
<p>Because of the extreme expense associated with asbestos related diseases, such as mesothelioma or asbestosis, many individuals who have been exposed to the deadly asbestos fibers have opted to contact a mesothelioma lawyer to review his or her legal rights. <p>The temporary building was built with a utilitarian purpose, with minimal comforts and little privacy for the 272 U.N. staff including the Secretary-General Ban Ki-moon and his top team. Several conference rooms and rooms frequented by visiting dignitaries and VIPs have been decorated and carpeted &#8211; in contrast to the rest of the building, which lacks most ornamentation.</p>
<p>More than 7,000 other U.N. staff members are working from rented office space in Manhattan. Build with an utilitarian purpose, the temporary building has minimal comforts like carpet and escalators and little privacy for employess.</p>
<p>After renovation is complete and the asbestos has been removed, U.N. staff members will be allowed to return to the headquarters. The temporary building &#8220;will be dismantled, its components recycled or reused, and [the] beautiful north lawn will be restored,&#8221; according to Ki-moon.</p>
<p>The renovation is expected to be a $1.9 billion project.</p>

<p>   Very doubtful if it does.  But you can call 1- 800 -274 -3266  to contact them.   M-F 9-5 EST . Most vinyl that contained asbestos was in the VCT 12&#215;12 ( approx) size squares. I don t  ever recall sheet goods having asbestos and most all was out lawed anyway in late 70s.  Won t hurt to call anyway . If this is the only layer of flooring down you can go over it once w/ the luan and vinyl.  GL</p>

The Jackson County Commission is looking for someone to remove asbestos from the old work camp building on the Road and Bridge yard. Built in 1957, it hasn’t been used to house work camp inmates in many years. It has been used for storage, instead.</p>

This house was 1979, so I think we would be safe. Is there any way to find out that won&#8217;t cost a lot of money, like a kit or a test?

<p>The simple answer I found is &#8220;maybe&#8221;. Asbestos was banned for use in popcorn ceilings in 1977, so there was probably a lot of it still floating around in 1979.  read the information on the epa website, and then decide for yourself what to do</p>

<p>I would use extreme caution if you tried to remove it.  wear gloves, long sleeve shirts, a respiratior, not just a cheap dust mask, and then clean the house from top to bottom when you are done.</p>

<h2>Four Ways to Boost Property Value Quickly and Inexpensively</h2>
<p>The goal of this real estate investing article is to show ways a real estate investor can increase the value of investment real estate. But unlike expensive upgrades generally associated with building improvements such as a new roof, siding, or exterior paint, an investor can actually implement these four steps quickly, easily, and inexpensively.</p>
<p>1) Upgrade Vacant Land</p>
<p>If your investment is vacant land (not improved rental property), there are several things that you can do in an effort to add value. For instance, you might consider getting a temporary use so the land can be utilized maybe as a U-Pick strawberry patch, or an overflow parking lot for a used car dealership. Clean out any junk or debris littered on the land, and try to get the neighbors to clean up their properties, as well. If the lot is barren, consider strategically planting some trees or plants. Finally, see whether the local authorities are willing to rezone the land to a higher and better use.</p>
<p>2) Spit-Polish the Exterior</p>
<p>Curb appeal is the property&#8217;s calling card. The first impression a prospective buyer gets as he or she drives past or up to your income property can mean the difference between a sale with a profit and no sale at all. Start with the landscaping. Trimming or replacing shrubs and plants around the improvements can add highly positive immediate and long-term results. In fact, landscaping is probably the best element to consider first.</p>
<p>A redesign of the entrance to a property can also impact a property&#8217;s appearance. As can a new walkway or the installation of a new door (many consider the &#8220;front door appearance&#8221; one of the very best single expenditures). New door hardware, a new brass mailbox, and a new brass doorknocker around a freshly painted or new door, for instance, can be all it takes to give an overall impression of quality throughout the building and the kind of &#8220;remodeling&#8221; that can turn a dull, drab property into a fresh vibrant one that seems to beckon new buyers.</p>
<p>How should you handle things that need &#8220;fixing&#8221;? If you&#8217;re new to real estate investing, you might shy away from properties that need a lot of repairs unless there&#8217;s ample capital to handle hidden problems that could surface. Otherwise, here are some tips.</p>
<p>Small items that need to be fixed should be completely repaired with quality material.  Broken toilet seats, doors that stick, cabinets that will not open or close, plumbing that drips, and so on, are all minor things found in most income property that can be fixed without much cost. Just be certain that you do it right and that you use quality materials.</p>
<p>3) Dig for Interior Treasure</p>
<p>If you&#8217;re looking at an investment property that&#8217;s priced below market, chances are it&#8217;s because the previous owner failed to care for it. Turning around a property that hasn&#8217;t been cared for can take ample cleaning, fixing, and painting, and may take time, but it will be worth it.</p>
<p>Here are some easy things you can do during the inspection process to maybe uncover a few &#8220;gems&#8221; hidden in the property that might give the interiors a fresh and more expensive look.</p>
<p>Look under the carpet for hardwood floors, tile, or marble. Bringing these back to their natural state can be much easier than replacing the carpet, and certainly can add value. While you&#8217;re at it, also look for rotten floorboards, termite damage, and worst of all, asbestos. The key is to know what you are dealing with in all eventualities, and if a problem is encountered, you can get an estimate on what it will cost to deal with it, or walk away from the deal by using one of the outs in the purchase contract.</p>
<p>Check under the paint on doorplates, hardware, and railings. Countless brass fixtures and other brass items have been discovered in older properties under blankets of paint that you wouldn&#8217;t be able to replace today for less than a fortune.</p>
<p>Tap on the doors and walls to see whether they&#8217;re solid. Solid wood doors in good shape can be restored and add value to a neglected building. Solid-sounding walls might indicate block or heavy plaster, which are more costly building materials than cheap wallboard, and therein capable of adding value to the real estate. Plus, these better-quality features are sure to provide you with good marketing copy later.</p>
<p>4) Exhibit Pride of Ownership</p>
<p>Any owner making an effort to maintain a property in top condition and shape is an owner exhibiting pride of ownership. Thus giving the impression that the property was purchased to be &#8220;owned&#8221; and not for a fast turnover, and in turn making the most positive statement to tenants and future buyers. Moreover, how a landlord maintains his rental property becomes public knowledge in a short period within small communities, and even in larger cities, eventually becomes known inside real estate circles.</p>
<p>Just be clean and neat. Pride of ownership doesn&#8217;t have to be lavish or extravagant, nor should it be unless the rents and property location warrants it. The idea is to draw interest in the property and at the same time to eliminate any doubt that things are not well maintained.<br />
