Surveyor missed something important on Homebuyer’s survey. Is there any comeback?

When I got my house I found the wall panels in the upstairs bedrooms were made of Asbestos cement, not plasterboard, and I’ve spent around 2 grand having them removed replaced and plastering re-done. There was no mention of this on my Homebuyers survey, (although it did say the Artex ceilings might contain Asbestos). The walls were not dangerous, as it was White Asbestos sheet, but had a I known this before buying I would certainly have negotiated something off the price.

Its difficult for a surveyor to pick up everything in a property especially whin its been painted or papered, they have to take the usual scenario.

It should however have been picked up by your conveyancing solicitor if the property was originally constructed of this material as it is now a legal requirement to advise if any asbestos is present.

As you quite rightly say, the asbestos is not dangerous – as long as it is left untouched and regularly painted to keep it sealed, so it was your choice to remove it.

I suggest you have a quiet word with your surveyor as they are insured against missing important things – be firm and you might get some comeback, but don’t hold your breath.
